Upon acceptance of your application, you will receive an Email to activate your Tenant Portal. This is where you will make payments as well as submit Work Orders for maintenance requests.

To expedite general repairs, we recommend submitting a Work Order via your Tenant Portal as the quickest and preferred method. Ensure to include photos and provide detailed information about the issue. Upon receiving your request, our staff will be promptly notified via email and will diligently work towards resolving the matter. Additionally, one of our team members may contact you to assist with troubleshooting and facilitating a simple resolution.


Please be aware that repairs for damages resulting from negligence or misuse are your responsibility. In such instances, necessary repairs will be carried out, but you will be billed for the incurred costs of labor and materials.  Additionally, as outlined in the terms of your residential lease agreement, you are responsible at your expense, for the specific repair items.

Submitting a repair request for the following items may result in a back bill for the repair costs depending on the events leading to the repair.

  • Slow-draining sinks, bathtubs, shower drains
  • Toilet backups and clogs 
  • Clogged / jammed garbage disposal
  • Resetting electrical breakers and GFCI outlets
  • Pest control
  • Lock out / requests for changed keys or codes
  • Replacement of standard light bulbs. 
  • Furnace filter replacement
  • Replacement of smoke/CO2 detector batteries
